Homeowner Handbook • 2026 Edition
Everything your house wishes you knew.
Plain-English, phone-first. What to know, where to look, and what to never do in Austin / Thrall homes.
Main Shutoff
Garage wall, laundry room, or green box in flower bed near street. Lever = 90° to close.
Turn it twice a year so it doesn’t seize. Snap a photo.
Water Heater
Tank = drain at bottom + relief valve. Tankless = filter underneath + error code screen.
Austin limestone: drain 2 gal every 6 mo, clean tankless filter every 3 mo.
Sewer Cleanout
White/black cap within 3ft of house. If multiple drains back up, this is access.
Keep visible, not buried. Don’t open if sewage is coming up.
Active leak? Do this order.
01
Stop The Water
Main shutoff 90° off, or angle stop under sink/toilet clockwise. Meter box at street if you can’t find it.
02
Kill Power / Gas
Electric breaker off. Gas valve to OFF. Prevents heater burning out empty.
03
Document + Call
2 photos: wide + close. Towels down. Don’t touch water near outlets.
Thrall tip: Check laundry wall behind washer first — 60% of mains are there. Keep a $15 curb key in garage.
✕ Never Flush
- 🚫Wipes — even “flushable” — won’t break down
- 🚫Floss, cotton, feminine products — snag and grow
- 🚫Paper towels — built to stay strong wet
✕ Never Pour
- 🛢️Grease / bacon fat — #1 Austin clog
- ☠️Drano — burns seals, voids warranty
- 🥔Grounds, rice, peels — disposal can’t handle

Meter spins with everything off • water on ceiling / wall • multiple fixtures back up • gas smell • no hot water after breaker reset • you tried the 10-min checks and it’s still happening.
